Property development and construction finance
From a single duplex to townhouses and small apartment projects, we help developers and builders find funding from banks, non-bank and private lenders across Australia.
Projects we help fund
- Duplexes and dual occupancies
- Townhouse and terrace developments
- Small to medium apartment and mixed-use projects
- Land subdivision and civil works
- Knockdown-rebuild and granny flat projects
- Commercial and industrial developments
Types of funding
- Land acquisition and land bank loans to secure a site while you obtain approvals
- Construction finance released in stages as the project progresses
- Residual stock loans to give you time to sell completed units
- Bridging and short-term finance between project stages
- Private and non-bank lending for projects outside bank policy
What lenders look at
Development lenders assess the project as a whole: the site, approvals, feasibility, building contract, your experience and your equity contribution. Larger projects may need pre-sales. Lenders typically lend against a percentage of the total development cost or the projected end value.
Getting your feasibility and documents right before you approach lenders can make a big difference to the terms you’re offered. We help you package your project and compare lenders that suit its size and risk.
How we work with developers
- Project review. We look at your site, plans, feasibility and timeline.
- Lender match. We approach banks, non-banks and private lenders suited to the project.
- Term sheets. We compare rates, fees, LVR, pre-sale and equity requirements.
- Settlement and drawdowns. We coordinate with your builder, quantity surveyor and solicitor.
